Working with Bridger View Mobile Home Park Residents

Since last August, Story Mill has been working with the 92 residents of the Bridger View Mobile Home Park on Rouse and Griffin Drive to provide relocation options, field concerns and help residents find solutions.
Following many discussions with residents, city officials and the Human Resource Development Council (HRDC), the Story Mill team presented formal options to residents in November. While new ideas will likely emerge during the next two years, the Story Mill team has developed a standard set of options that assist both residents who are ready to move now and those who need time to make their move easier.
Residents have until Oct. 30, 2008 to find alternative housing, two years from Story Mill’s closing date. To give residents plenty of time to weigh their options, Story Mill provided notice to residents 18 months in advance, 12 months more than the six month advance notification required by law. Their existing rental contracts, rules and regulations remain unchanged. Rent payments will remain at $335.
Residents who decide to sell their trailers to Story Mill by Jan. 30, 2007, will qualify for incentives:
- Story Mill will boost the trailer purchase price to 115 percent of the appraised book value.
- Story Mill will provide a three-month rental rebate at the time of closing.
Story Mill will always review creative proposals in writing from residents.
If the Story Mill team hasn’t heard from residents by the end of the three-month incentive offer, it will be assumed that residents have made or will make plans on their own to remove their trailers from the park by Oct. 30, 2008. If a resident doesn’t inform Story Mill of his or her intentions at least six months before October 30, 2008, Story Mill will send a letter providing notice, in conformity with state law, to vacate the park.
More than 68 percent of the residents have already made decisions about their moving options. As of Nov. 29, 2006 approximately 58 residents have expressed interest in the buyout option, with one already closed and 17 pending. So far, five tenants have expressed interest in the relocation option.
These numbers are changing daily, and the Story Mill team continues to reach out to trailer park residents to help them work toward relocation plans.
